There’s something about fall in the Carolinas.

Maybe it’s that first morning when you walk outside and realize the humidity has finally surrendered. Maybe it’s college football on a Saturday afternoon, the first fire of the season, or watching the mountains trade their summer green for red, orange and gold.

Whatever it is, fall just feels good here.

We’re fortunate to live in a part of the country where you can spend a Saturday morning in the mountains, the afternoon exploring a small town, and still be home that evening. From the Blue Ridge Mountains to the South Carolina Upstate — and plenty of places right here around Charlotte, Gaston County and Lake Wylie — there is a lot to love about this time of year.

So, in no particular order — except we may have saved our favorite for last — here are 15 things we’re especially looking forward to this fall in the Carolinas.

1. The Blue Ridge Mountains in Full Color

This has to be first.

When the leaves begin changing across western North Carolina, there may not be a prettier place in America.

A drive along the Blue Ridge Parkway, a weekend around Asheville or Hendersonville, or simply heading toward the mountains with no particular agenda can make for a pretty spectacular fall day.

And because the color generally progresses through different elevations, the season gives us several weeks to enjoy it.

2. Those First Cool Mornings

You know the one.

You step outside expecting another warm Carolina morning and suddenly think, I might actually need a jacket.

After a long Southern summer, that first genuinely crisp morning feels like somebody flipped a switch. The coffee tastes a little better, the porch becomes inviting again, and opening the windows instead of turning down the thermostat feels downright luxurious.

3. College Football Saturdays

In the Carolinas, fall Saturdays have a soundtrack.

The television is on. Something is cooking. Somebody is keeping an eye on another game. And depending on the household, allegiances to Clemson, Carolina, NC State, App State, South Carolina and plenty of others can get serious rather quickly.

Whether you’re in the stadium or watching from the living room, college football is simply part of fall around here.

4. A Drive Through the Mountains With Absolutely No Hurry

Not every trip needs an itinerary.

Sometimes the best fall day is simply getting in the car, heading west and taking the scenic route.

Stop when something looks interesting. Find a little restaurant. Walk through a mountain town. Pull over at an overlook.

The destination isn’t really the point.

5. Apple Season

Western North Carolina apple country deserves its own spot on the list.

Fresh apples, cider, apple butter, doughnuts and orchards make an easy excuse for a fall day trip. Henderson County and the surrounding mountain communities are especially fun this time of year, and somehow an apple straight from an orchard tastes considerably better than the one sitting in the refrigerator at home.

We don’t make the rules.

6. Small-Town Main Streets

One of the things we love about the Carolinas is that so many wonderful little towns are within an easy drive.

Belmont, Cramerton, Davidson, Fort Mill, York, Hendersonville, Blowing Rock and dozens of others each have their own personality.

When the temperatures cool down and the leaves begin changing, walking through a downtown, finding a local restaurant or coffee shop, and doing a little shopping becomes a pretty great way to spend an afternoon.

7. Fall Golf

We may be slightly biased on this one.

But if you’ve ever played golf in the Carolinas on a 65-degree October afternoon with the leaves beginning to change, you understand.

The oppressive summer heat is gone. The courses are beautiful. The air is crisp.

And for at least the first three holes, you’re absolutely convinced today is finally the day everything in your golf swing comes together.

Hope springs eternal.

8. Fire Pits, Porches and Outdoor Living

Our homes seem to get a little bigger in the fall.

The back porch becomes another living room. Fire pits come back to life. Dinner moves outside. Neighbors linger a little longer in the driveway.

Some of the simplest evenings of the year are also some of the best — a fire, good food and people you enjoy being around.

9. Pumpkin Patches and Fall Festivals

You don’t have to be six years old to appreciate a good pumpkin patch.

Across North and South Carolina, farms and communities come alive with corn mazes, hayrides, pumpkins, festivals, food and live music.

They’re traditions that have a way of bringing families and communities together — and giving everybody an excuse to spend a beautiful fall afternoon outside.

10. The South Carolina Upstate

North Carolina’s mountains tend to get much of the fall attention, but don’t overlook Upstate South Carolina.

Greenville is fantastic in the fall, and places like Travelers Rest, Table Rock and Caesars Head make great day-trip destinations.

You get mountains, waterfalls, restaurants, trails and some spectacular scenery without having to travel very far at all.

11. Carolina Barbecue Tastes Even Better When It’s Cool Outside

We’re not claiming barbecue is seasonal.

That would be ridiculous.

But a plate of Carolina barbecue, hush puppies and all the appropriate accompaniments hits differently after you’ve spent a cool fall afternoon outside.

And yes, North Carolina and South Carolina have very different opinions about what belongs in the sauce.

We’re Realtors. We’re not foolish enough to settle that argument here.

12. Panthers Football in Charlotte

Fall also means football Sundays in Uptown Charlotte.

There’s something distinctly Carolina about Bank of America Stadium surrounded by the Charlotte skyline on a cool autumn afternoon.

Whether you’re in the stadium, watching from home or just enjoying the energy around Uptown on game day, the Panthers are part of fall around here.

And every new season brings optimism.

Sometimes a remarkable amount of optimism.

13. Our Homes Start Feeling Like Home Again

There is something about fall that makes us appreciate home.

The fireplace comes on. Blankets reappear on the sofa. The kitchen smells different. Families begin gathering inside again. And before long, Thanksgiving and Christmas are right around the corner.

As people who spend our days helping others buy and sell houses, this may be one of our favorite parts of the season.

Because a house is ultimately just the setting.

The people and memories inside it are what make it home.

14. Thanksgiving

By late November, fall becomes less about what we’re doing and more about who we’re doing it with.

Family comes into town. Tables get crowded. Old recipes reappear. Somebody inevitably eats too much.

Stories get told that everybody at the table has already heard — and somehow we still enjoy hearing them again.

And hopefully, somewhere in all of it, we slow down long enough to recognize just how much we have to be grateful for.

Which brings us to our favorite one…

15. Hanksgiving 🥧

We saved our favorite for last.

For years, one of our favorite Hanks Realty Group traditions was something we affectionately called Hanksgiving — our annual Thanksgiving pie giveaway.

It was simple: Thanksgiving week, a whole lot of pies and an opportunity to say thank you to the people who have supported Hanks Realty Group.

But for the past several years, something has been missing.

We haven’t had an office that really allowed us to do Hanksgiving the way we wanted to.

Well…

This year, we do.

And after several years away, Hanksgiving is coming back!

We couldn’t be more excited.

On the surface, Hanksgiving is a pie giveaway. But it was never really about the pies.

It’s about seeing people we’ve helped over the years. Catching up with families whose homes we’ve sold, people we’ve helped move to the Carolinas, clients who became friends and friends who trusted us enough to become clients.

It’s an opportunity to open our doors, slow down for a little while, reconnect and simply say thank you.

Real estate can sometimes look like houses, contracts, inspections, appraisals and closing tables.

But after more than two decades in this business, we’ve learned that those aren’t the things you remember most.

You remember the people.

That’s what Hanksgiving has always been about.

And this year feels particularly special.

After several years without a place to properly host it, we finally get to open the doors of our new Hanks Realty Group office and welcome everyone back.

New office.

Old tradition.

A whole lot of pies.

And, most importantly, some of our favorite people walking through the doors again.

We can hardly wait.

There are a lot of things we’re looking forward to this fall in the Carolinas.

The mountains will be beautiful.

The golf will be good.

Football will consume entirely too much of our weekends.

We’ll light the fireplaces, sit on the porches and probably eat more than our share of apple cider doughnuts.

But when Thanksgiving week arrives, the pies are stacked up, the doors to our new office are open, and we get to see so many of the people who have helped make Hanks Realty Group what it is today?

That’s our favorite part of fall.

Hanksgiving is back. 🥧

And we can’t wait to welcome you home.

Here’s to cool mornings, changing leaves, mountain roads, football Saturdays, fires on the patio, family around the table, old friends walking through new doors — and another beautiful fall in the Carolinas.
