Should You Sell Your Home This Fall? What Gaston County Homeowners Need to Know

If you've thought about selling your home but decided to “wait until the market gets better,” you're certainly not alone.

Mortgage rates are higher than homeowners became accustomed to a few years ago. Buyers are more selective. Homes aren't necessarily selling the first weekend anymore.

So does that mean this is a bad time to sell?

Not necessarily. But it does mean the way you sell matters more.

The Market Has Changed

For several years, homeowners benefited from an unusually aggressive real estate market. Inventory was extremely limited, buyers competed heavily, and some homes received multiple offers almost immediately.

Today's Gaston County market is different.

There are still plenty of buyers looking for good homes, particularly in the price ranges that make up the heart of our local residential market. But those buyers generally have more choices than they did a few years ago, and affordability continues to influence their decisions.

That changes buyer behavior.

Buyers are still buying — but they're paying much closer attention to price, condition and value.

And that's an important distinction.

A changing market doesn't necessarily mean homeowners shouldn't sell. It means the strategy that worked when virtually everything was selling quickly may not be the strategy that works today.

Pricing Matters More Than Ever

One of the biggest mistakes an owner can make in this market is pricing a home based on what they hope it might bring rather than what the current market supports.

Overpricing rarely creates negotiating room.

More often, it creates time.

The property sits. Showing activity slows. Buyers begin wondering what is wrong with it. Eventually, the price is reduced — sometimes after the strongest opportunity to capture attention has already passed.

A strong pricing strategy doesn't mean giving your home away.

It means understanding your competition, studying what buyers have actually been willing to pay and positioning the property so buyers recognize its value when it enters the market.

Presentation Is No Longer Optional

When buyers have choices, presentation matters.

Before we bring a home to market, we want to look at it through the eyes of the buyer:

What should be repaired?

What should be removed?

What should be rearranged?

Would staging help?

How will the home photograph?

What features should the marketing emphasize?

At Hanks Realty Group, this is one of the reasons Susan works with our owners on home preparation before the property reaches the market.

Sometimes relatively small changes can dramatically affect how a home feels — both online and when a buyer walks through the door.

Marketing Has to Do More Than Put a Home in the MLS

Putting a property in the MLS is important.

It isn't a marketing plan.

Great real estate marketing should tell the story of the home, identify the likely buyer and give that buyer a reason to stop scrolling.

Professional photography, video, compelling copy, social media, direct outreach, database marketing, property websites and strategic exposure all have a role.

But even those tools aren't the ultimate goal.

The goal is to create interest.

Because interest creates showings. Showings create opportunities. And opportunities create offers.

There Are Still Buyers in the Market

This may be the most important point.

People don't stop getting married because mortgage rates change.

They don't stop having children.

They don't stop relocating for work.

They don't stop downsizing, retiring, divorcing, inheriting property or deciding they simply want something different.

Life keeps happening — and real estate moves with it.

The question isn't whether there are buyers.

The question is whether your home is positioned to become the home those buyers choose.

Should You Sell Now or Wait?

That answer is different for every homeowner.

Sometimes selling now makes sense.

Sometimes waiting makes sense.

And sometimes the right answer depends less on the housing market and more on what selling allows you to do next.

That's why I wouldn't recommend making the decision based on a national headline or a prediction about where mortgage rates might be six months from now.

Start with the numbers.

What could your home realistically sell for today?

How much equity do you have?

What would selling cost?

What would you net?

And, most importantly, what are you trying to accomplish?

Once we know those answers, we can have a much more intelligent conversation about timing.

Thinking About Selling? Let's Run the Numbers.

I've been helping homeowners buy and sell real estate in Gaston County and the surrounding area since 2003. I've worked through hot markets, slow markets, rising rates, falling rates and just about everything in between.

Markets change.

Good advice, proper preparation and strong representation still matter.

If you're considering selling — whether that's this fall, next spring or you're simply trying to understand your options — I'd be glad to sit down with you.

There's no obligation and no sales pitch required.

We'll look at your home, talk about the market, discuss what I believe it could realistically sell for and help you understand your options.

You can schedule a time that works for you at HanksChat.com.
